HOUSE SPECIFICATIONS TORRE DEL OBISPO, BLOCK 20 (M-20)

1) DRAINAGE SYSTEM

Sewage network with drain pipes made of C series PVC.

2) STRUCTURE AND FOUNDATIONS

Built with HA-25/B/20/IIa - 250 Kg/cm² reinforced concrete and B/400-500/S type steel from fyk: 4,100-5100 Kg/cm², waffle slabs, calculated according to the current NCSE-2002 earthquake resistance standard.

These parameters may vary in accordance with the geotechnical study and the calculation variations.

3) ROOFS

Flat passable roof with thermal and sound insulation.

4) EXTERNAL WALLS

Conventional two-sheet façade walls, the external sheet 1/2 foot thick to be covered with triple hollow ceramic brick, sized 24x11.5x11.5 cm, bonded with cement mortar (MC) M-40 (1:6), with interior vapour barrier, and the interior sheet 7 cm thick to be covered with double hollow ceramic brick, sized 24x11.5x7 cm, bonded with cement mortar (MC) M-40 (1:6), insulation with an LRP-2 type rockwool panel as per DD.RR. of INCE, uncoated 40 mm thick, 30 kg/m3 nominal density and  0.039 W/mK conductivity.

5) INTERIOR DIVISIONS

Interior divisions with 7 cm thick double hollow brick wall.

Interior divisions of common areas with ½ foot thick fully solid brick, and also the staircase, set with cement mortar.

Finished parge coat with cement mortar 1:4 in external walls of the façade, including laundry areas.

6) FACING

Direct plaster facing in interior partitions and in ceilings of the house.

Exterior facing and finish with chipping mortar.

7) FLOORS

Single-baked Gres ceramic tiles in all rooms of the houses (Zirconio or similar).

Terrace areas with slip-proof rustic type Gres ceramic tiles (Zirconio or similar).

Garden areas with pathways with slip-proof rustic type Gres ceramic tiles, Cerámica Mayor or similar brand.

Stairs in Spanish marble.

8) TILES

Gres ceramic tiles in bathrooms and kitchens up to the ceiling (Zirconio or similar)

9) EXTERIOR FITTINGS

Lacquered aluminium with colour to be chosen by project management prepared for Climalit type glazing.

10) INTERIOR FITTINGS

Smooth oak doors including wardrobes with interior finish and reinforced external door.

11) PLUMBING AND FIXTURES

Cold and hot water pipework made of copper piping with thermal insulation.

Drains for plumbing fixtures made of PVC.

Plumbing fixtures: Roca or similar, Monoblock series fittings from Roca or similar.

Water tanks for general supply.

12) ELECTRICAL Installation

Built-in system using flexible PVC piping, light fittings and light sockets with mechanism. Installation compliant with Low Voltage regulations.

Entry phone.

Shared FM and TV antenna.
13) GLAZING

Glazing with Climalit type glass (double glazing, thermal and sound insulation 4+6+ 4) or similar.

14) PAINT WORK

Exterior: Finishing plaster, single coat in facades; two colours separated by marked lines.

Interior: Walls in round-finish fine-drop plastic paint (Gotelé style) with a washable plastic paint finish.

Synthetic enamel paint on metalwork and locking hardware.
